Recorded for and at the request of John Ford this nineteenth day of June 1784 

This Indenture made the eighteenth day of June in the year of our Lord one thousand seven hundred and eighty four and in the eighth year of our independence Between David Galbreath of the City of New York in the State of New York of the one part and John Ford of the same city Merchant of the other part 

Witnesseth that the said David Galbreath for and in consideration of the sum of one thousand and seventy eight pounds fourteen shillings and eight pence current money of the State of New York to the said David Galbreath in hand paid by the said John Ford at or before the ensealing and delivery hereof the receipt whereof the said David Galbreath doth hereby acknowledge and himself therewith to be fully satisfied contented and paid and thereof and therefrom and of and from every part and part thereof doth hereby acquit exonerate and discharge him the said John Ford his heirs executors administrators and assigns forever and by these presents hath granted bargained sold aliened released and confirmed and by these presents doth fully and freely and absolutely grant bargain sell alien release and confirm unto the said John Ford in his actual possession by virtue of a bargain and sale to him thereof made for one whole year Indenture bearing date the day next before the day of the date of these presents and by force of the Statute for transferring uses into possession and to his heirs and assigns forever 

All that certain dwelling house messuage or tenement and lot or parcel of land situate lying and being in the City of New York and in the East Ward and of the said City bounded
Northwesterly by Queens Street
Northeasterly by the street running between the said premises and the Fly Market
Southeasterly by the dwelling house belonging to the heirs of Samuel Bridge deceased and
Southwesterly by the middle of the wall betwixt the house hereby granted and the house formerly belonging to Elias Vallean afterwards to John Brevoort but now to the heirs of the said John Brevoort
containing in breadth in front Westerly to Queens Street twenty one feet seven inches and in the rear twenty one feet five inches and in length along the street next the Fly Market thirty three feet three inches and in length along the house of the heirs of the said John Brevoort thirty two feet three inches

Together with all and singular the edifices buildings sheds gardens trees ways paths passages water water courses fences easements profits commodities advantages emoluments and hereditaments to the said dwelling house messuage or tenement and a lot of ground belonging or in any wise appertaining or which now are or formerly have been accepted reputed taken known used occupied enjoyed to or with the same as part parcel or member thereof or of any part thereof and also the reversion and reversions remainder and remainders rents and services of all and singular the said premises above mentioned and of any part and parcel thereof with the appurtenances and all the estate right title interest claim and demand whatsoever as well in equity as in law of him the said David Galbreath of in and to every part and parcel thereof with the appurtenances 

To have and to hold all and singular the said dwelling house messuage or tenement and lot of ground hereditaments and premises above mentioned and every part and parcel thereof with the appurtenances unto the said John Ford his heirs and assigns to the only proper use and behoof of the said John Ford his heirs and assigns forever and the said David Galbreath and his heirs the said hereby granted premises with the appurtenances and every part and parcel thereof unto the said John Ford and his heirs and assigns and every of them against him the said David Galbreath and against his heirs and assigns and all and every other person and persons whatsoever shall and will warrant and by these presents forever defend 

And the said David Galbreath for himself his heirs executors and administrators doth covenant and grant to and with the said John Ford his heirs executors and administrators in manner and form following that is to say that he the said David Galbreath now is the lawful and rightful owner of all and singular the said dwelling house messuage or tenement and lot of ground hereditaments and premises above mentioned and every part and parcel and appurtenances And also that the said David Galbreath now is lawfully and rightfully seized in his own right of a good sure perfect and indefeasible estate in fee simple of and in all and singular the said premises above mentioned with the appurtenances without any manner of condition mortgage limitation of use or uses or other matter cause or thing to alter change charge or determine the same and also that the said David Galbreath now hath good right full power and lawful authority in his own right to grant bargain sell and convey all and singular the said dwelling house messuage or tenement and lot of ground hereditaments and premises above mentioned with the appurtenances unto the said John Ford his heirs and assigns to the only proper use and behoof of the said John Ford his heirs and assigns forever according to the true intent and meaning of these presents 

And also that he the said John Ford his heirs and assigns shall and may at all times forever hereafter peaceably and quietly have hold occupy possess and enjoy all and singular the said dwelling house messuage or tenement lot of ground hereditaments and premises above mentioned with the appurtenances without the let trouble hindrance molestation interruption or denial of him the said David Galbreath his heirs and assigns and of all and every other person and persons whatsoever and that freed and discharge or otherwise well and sufficiently saved and kept harmless and indemnified of and from all former and other bargains sales gifts grants leases mortgages dowers uses jointures wills entails fines past fines issues amerciaments seizures bonds annuities writings obligatory statutes merchant and of the staple recognizances extents judgments executions rents and arreages of rent of and from all other charges estates rights titles troubles and incumbrances whatsoever had made committed done or suffered by the said David Galbreath or by any other person or persons whatsoever claiming or to claim by from or under him them or any of them 

In witness the parties to these presents have hereunto interchangeably set their hands and seals the day and year first above written  David Galbreath (seal)

Received the day of the date of the within written Indenture of the within named John Ford the sum of one thousand and seventy eight pounds fourteen shillings and eight pence being the consideration money within mentioned to be paid by him to me I say received by me David Galbreath

Be it remembered that on the nineteenth day of June in the year of our Lord one thousand seven hundred and eighty four personally appeared before me John Sloss Hobart one of the Justices of the Supreme Court of Judicature for the State of New York the within named David Galbreath and acknowledged that he sealed and delivered the within instrument as his voluntary act and deed for the uses therein mentioned and I having inspected the said deed and finding no razures or interlineations therein I do allow it to be recorded
