To all Christian people to whom this present writing shall or may come Stephanus Gacherie of the town of Kingston in the County of Ulster sends greeting now know ye that the said Stephanus Gacherie for divers good causes & considerations him thereunto moving but more & especially for & in consideration of a certain sume of one hundred fifty & four pounds eight shillings current money of New York to him in hand payd before the ensealing and delivery of these presents by Capt. Coenraat Elmesdorf of Kingston aforesaid & Jacobus Elmesdorf of Hurley in said County of Ulster aforesaid the receipt whereof he the said Stephanus Gacherie doth hereby acknowledge and himself therewith fully satisfied contented & payd have given granted bargained and sold released ratified & confirmed & by these presents doth freely clearly and absolutely give grant bargain and sell release ratify & confirm unto the said Coenraat Elmesdorf & Jacobus Elmesdorf their heirs & assigns forever

all that certain house & lott of ground situate lying & being in the Bridge Street in the town of Kingston aforesaid and on the North side of the same 
being bounded to the North by the ground of Major Johannis Wynkoop & Benjamin Smedes
to the East by the lott of Onie (Annie?) Lagransie
to the South by the Street &
to the West by the lot of ye heirs of Jacobus Elmesdorf late of Kingston aforesaid deceased

To have & to hold the house lott of ground & premises with all & singular the appurtenances thereunto belonging or in any wise appertaining unto them the said Coenraat Elmesdorf & Jacobus Elmesdorf their heirs & assigns forever & to the only proper use benefit & behoof of them the said Coenraat Elmesdorf & Jacobus Elmesdorf their heirs & assigns forever

provided always and upon this condition & it is the true intent & meaning of these presents that is the said Stephanus Gacherie his heirs executors & administrators they or any of them shall well & truly pay or cause to be paid unto the above named Coenraat Elmesdorf & Jacobus Elmesdorf their heirs executors administrators & assigns the just & full sum of one hundred fifty seven pound seven shillings & three pence current money of New York aforesaid at or before the first day of may now next ensuing the date hereof of these presents that then & in such case this present deed of bargain & sale to cease determine and to be utterly null & voyd of none effect otherwise to stand remain & be in full force power strength & virtue
