To all Christian people to whom this present writing shall or may come Capt. Mattys Mattysen Senr of the Corporation of Kingston in the County of Ulster & province of New York in America sends greeting now know yee that the said Mattys Mattysen for divers good causes and considerations to him thereunto moving but more & especially for and in consideration of a certaine sum of twenty four pounds current money of New York to him the said Mattys Mattysen in hand payd before the ensealing & delivery of these presents by Stephanus Gacherie of Kingston aforesaid the receipt whereof he the said Mattys Mattysen doth hereby acknowledge & thereof & therefrom & of & from every part and parcel thereof doth acquit exonerate release & forever discharge the said Stephanus Gacherie his heirs executors administrators and assigns by these presents hath given granted bargained and sold released ratified & confirmed and by these presents doth freely and clearly and absolutely give grant bargain & sell release ratify & confirm unto the said Stephanus Gacherie his heirs and assigns forever

All that certain tract of woodland being situate & lying on the West side of Hudsons River within the bounds & limits of the said Corporation beginning at a heap of stones layd together on the North West side of Hudsons River & on the North East bounds of Johannsen Creek & Jacob Ten Brock

from thence running from said River North West five degrees westerly along said bounds by a line of marked trees seventy chains & an half to a heap of stones layd together
then North North East along a line of marked trees twenty nine chains
then South East five degrees Easterly by a line of marked trees along the South West bounds of the woodland of Jan Mattysen seventy four chains & a half to Hudsons River
then down said River as it runs to the first station
the whole being bounded to the South West by the woodland of Johanis Ten Broeck & Jacob Ten Broeck
to the North East by the commons of Kingston
to the South East by Hudsons River
containing in all two hundred acre with allowance for highways by Hudsons River & North West side of said land

To have and to hold the said tract or parcel of land & premises with all & singular the appurtenances thereto belonging or in any wise appertaining unto him the said Stephanus Gacherie his heirs and assigns forever to the only proper use benefit & behoofe of him the said Stephanus Gacherie his heirs and assigns forever And the said Mattys Mattysen doth for himself his heirs executors & administrators covenant grant promise & agree to & with the said Stephanus Gacherie his heirs and assigns forever by these presents that he the said Mattys Mattysen hath in himself good right full power & absolute lawful authority to grant bargain & sell the above granted premises & every part & parcel thereof in manner & form above said

And lastly that the said granted & bargained premises at the time of the ensealing & delivery are free clear & freely & clearly acquitted & discharged of & from all manner of former grants bargains sales gifts mortgages leases jointures dowers title of dowers & of & from all & all manners of troubles & incumbrances whatsoever had made done committed or suffered by the said Mattys Mattysen or his assigns or any other person or persons whatsoever
