This Indenture made the first day of May in the year of our Lord one thousand seven hundred and ninety nine   
Between John Stiles of the Borough of Elizabeth County of Essex and State of New Jersey of the first part Gentleman and John Simerson of Richmond County on Staten Island and State of New York Yeoman of the second part   
Witnesseth that the said John Stiles for him and in consideration of the sum of five hundred and fifty pounds lawful money of the State of New York to him in hand paid by the said John Simerson the receipt whereof he doth hereby acknowledge and himself to be therewith fully satisfied contented and paid hath granted bargained and sold by these presents doth grant bargain and sell to the said John Simerson his heirs and assigns forever a certain tract or parcel of land situated in the township of Saddle River formerly but now in the township of Patterson in the County of Bergen at a place called Wagara and adjoining with one end thereof to the North part of a tract of one hundred and thirty one acres formerly to John Francis Ryerson and Derrick Ryerson which the said John Stiles purchased of the executors of Samuel Brooks who purchased of Benjamin Shotwell who purchased of the Commissioners of Forfeiture for the County of Bergen aforesaid
Beginning at the South corner of the said tract and running from thence North two degrees West seventy eight chains
thence South forty eight degrees East fourteen chains and eighty links
thence South twenty six chains and seventy links
thence West one chain and twenty links
thence South thirty nine chains and fifty links
thence South seventy degrees and twenty minutes West six chains to the place of beginning
containing sixty one acres   
Together with all the fences woods waters water courses fences hereditaments and appurtenances of every kind and nature thereunto belonging or appertaining with all the estate right title claim interest or demand which the said John Stiles hath or of right might to have or in to the said land and premises   
To have and to hold the said land with the appurtenances to the said John Simerson his heirs and assigns forever and the said John Stiles his heirs executors and administrators the above bargained and sold premises unto the said John Simerson his heirs and assigns doth hereby warrant and defend against all legal claims whatsoever

Be it known that on the twenty first day of December in the year of our Lord one thousand eight hundred and one before me Jeremh Ballard one of the Judges of the Court of Common Pleas in and for the County of Essex came John Stiles the within named grantor and acknowledged that he did sign seal and deliver the within deed of conveyance as his own free act and deed for the uses and purposes therein expressed

Note – In the Bergen Co. Deed Book John Stites name is transcribed correctly as “Stites”, however in the Passaic Co. Deed Book it is incorrectly transcribed as “Stiles”.
