Deed –New York Conveyances Recorded at the request of John Stites of the City of New
York Merchant this fifteenth day of May in the year of our Lord 1784. This Indenture made the twenty fourth day of March in the
year of our Lord one thousand seven hundred and eighty four Between Abel
Hardenbrook Senr of the City of New York Gentleman of the one part
and John Stites of the said City Merchant of the other part Witnesseth that he the said Abel Hardenbrook for and in
consideration of the sum of two thousand five hundred pounds current money of
New York to him in hand paid by the said John Stites the receipt whereof is
hereby acknowledged hath granted bargained sold aliened released and confirmed
and by these presents doth grant bargain sell alien release and confirm unto the
said John Stites in his actual possession now being by virtue of a bargain and
sale to him thereof made for one whole year by Indenture bearing date the day
next before the day of the date of these presents and by force of the Statute
for transferring uses into possession and to his heirs and assigns All that certain messuage dwelling house and a lot of
ground situate in Montgomery Ward of the City of New York and bounded as follows Also all that certain store house and lot of ground situate
in the City and Ward aforesaid and bounded as follows Together with all ways passages easements profits buildings
hereditaments and appurtenances to the said premises belonging or appertaining
And also all the estate right title property possession dower claim and demand
in law and equity of him the said Abel Hardenbrook of in and to the said
premises hereby granted with the appurtenances and the reversion and reversions
remainder and remainders rents issues and profits of the said premises with the
appurtenances to have and to hold the said messuage lots of ground and premises
hereby granted with the hereditaments and appurtenances unto the said John
Stites his heirs and assigns to the only proper use and behoof of the said John
Stites his heirs and assigns forever And the said Abel Hardenbrook for himself his heirs and
assigns doth hereby covenant and grant to and with the said John Stites his
heirs and assigns as follows that the said Abel Hardenbrook at and before the
ensealing and delivery of these presents is lawfully and rightfully seized in
his own right of a good sure perfect and indefeasible estate of inheritance in
fee simple of and in the possession hereby granted with the appurtenances
without any manner of condition limitation or use or any other matter to alter
change charge determine or defeat the same and that he the said Abel Hardenbrook
now hath in himself good right and lawful power to sell and convey the premises
herein described with the appurtenances to the said John Stites his heirs and
assigns in manner and form aforesaid And that he the said John Stites his heirs and assigns
shall and may forever hereafter peaceably and quietly have hold occupy and enjoy
the said premises with the appurtenances without the let suit trouble or
interruption of the said Abel Hardenbrook his heirs and assigns or any other
person or persons claiming or to claim any estate right or title to the same or
any part thereof And that free and clear of and from all former and other gifts
grants bargains sales wills leases mortgages dowers or incumbrances whatsoever And lastly he the said Abel Hardenbrook and his heirs the
aforesaid granted premises with the appurtenances unto the said John Stites his
heirs and assigns against him the said Abel Hardenbrook his heirs and assigns
and against every other person or persons claiming or to claim the same or any
part hereof shall and will warrant and forever xxxxx by these presentsdefend In witness whereof the parties to these presents have
hereunto interchangeably set their hands and seals the day and year first above
written Sealed and delivered in the presence of John Hardenbrook
and William Hardenbrook received on the day and year within mentioned the full
consideration money within mentioned for my father William Hardenbrook Be it remembered that on the fifteenth day of April in the
year of our Lord one thousand seven hundred and eighty four personally appeared
before me John Sloss Hobart one of the Justices of the Supreme Court Judicature
for the State of New York William Hardenbrook one of the subscribing witnesses
who being duly sworn deposed and said that he together with John Hardenbrook the
other subscribing witness saw Abel Hardenbrook the within named grantor seal and
deliver the within release as his voluntary act and deed for the uses therein
mentioned And that the said john Hardenbrook and this deponent signed their
names as witnesses in presence of each other and I having inspected the same and
