To all to whom these presents shall come Whereas Leonard M. Cutting did make application to the Commissioners of the Land Office of the State of New York for the purchase of Township No. 11 and 14 they being two of the twenty Townships  surveyed by the Surveyor General pursuant to an Act passed the 25th February 1789, upon certain terms and at certain prices specified in the said application. 

And whereas the Commissioner of the Land Office did accede to the proposals of the said Leonard M. Cutting, and did afterwards to wit on the eighth day of October 1791 cause the same to be made public by certain Letters Patent under the Great Seal of the State of New York. 

And whereas the said Leonard M. Cutting afterwards to wit, on the 19th day of October in the year aforesaid by a certain Instrument of Writing under his hand and seal indorsed on the said Letters Patent did for a valuable consideration to him in hand paid, grant, assign and set over unto White Matlack of the City of New York Merchant all the right, title, and interest of the said Leonard M. Cutting of in and to the said two Townships No. 11 and 14 as in and by the said Letters Patent and of the said Instrument of Writing last above mentioned duly recorded in the Secretary’s Office of the State of New York in Deed Book endorsed MR page 216 &c., reference being thereto had will more fully appear 

Now know ye that I the said White Matlack for and in consideration of the sum of twenty nine hundred and eighty five pounds twelve shillings to me in hand paid by John Stites the receipt whereof I do hereby acknowledge have granted bargained and sold, assigned, transferred and set over and by these presents doth grant, bargain and sell, assign, transfer and set over unto the said John Stites, and to his heirs and assigns the above mentioned Township No. 11 and all my estate, right, title, interest, claim, property and demand of in and to the same in any wise however To have and to hold the said Township No. 11 unto him the said John Stites to the only proper use, benefit and behoof of him the said John Stites his heirs and assigns forever 

And the said White Matlack for himself his heirs, executors and administrators doth hereby covenant, promise and agree to and with the said John Stites his heirs, executors, administrators and assigns that he the said White Matlack hath not at any time heretofore made, done or committed or procured to be made, done or committed any act matter or thing whatsoever whereby or by means whereof the said Township No. 11 hereby assigned and conveyed or mentioned or intended to be so, or any part or parcel thereof is, are, can, shall or may be impeached charged or incumbered in title, charge, estate or otherwise howsoever 

In witness whereof I have hereunto set my hand and seal this nineteenth day of April in the year of our Lord one thousand seven hundred and ninety two

Be it remembered that on this nineteenth day of April in the year one thousand seven hundred and ninety two before me James M. Hughes Master in Chancery White Matlack grantor in the foregoing deed named acknowledged that he signed sealed and delivered the same as his voluntary act and deed for the uses therein mentioned; and I having perused the same and finding no material erasures or interlineations therein do allow the same to be recorded

The preceding Instrument was recorded at the request of John Stites therein named and is a true copy of the original examined and compared therewith this 23rd April 1792 (word “certain” 8th line of page 217 written on an erasure; also a bland rasure between 16th and 17th lines immediately under the letters “MR” and part of the word “thereunto” 17th line same page being obliterated) By me
