John Stites
and
Francis Childs Esq. 

This Indenture made this (blank) day of (blank) in the year of our Lord one thousand seven hundred and ninety five; between John Stites and Susannah his wife of Elizabeth Town in the County of Essex and State of New Jersey of the one part and Francis Childs Esquire of the same place of the other part 

Witnesseth that the said John Stites and Susannah his wife, for and in consideration of the sum of two thousand dollars to them in hand well and truly paid or secured to be paid by the said Francis Childs before the ensealing and delivery of these presents the receipt whereof is hereby acknowledged have granted, bargained, sold, aliened, released, conveyed and confirmed and by these presents do grant, bargain, sell, alien, release, convey and confirm unto the said Francis Childs and to his heirs and assigns forever 

All that certain tract or parcel of land situate lying and being in the Borough of Elizabeth aforesaid – beginning in the line of the heirs of John De Hart Esq. deceased and John Le Grange forty two links from a well of water, thence (allowing the ….lation from the year one thousand seven hundred and fifty eight) South thirty two degrees and thirty minutes East eight chains and fifty three links along the line of the said John Le Grange to the line of Daniel Willis, thence South forty eight degrees West eleven chains, thence South sixty five degrees and thirty minutes West five chains and eighty four links to a Gum tree, thence South sixty seven degrees and twenty minutes West three chains and ten links, thence North forty degrees West eight chains and three links to the line of Joseph Meeker, thence North fifty three degrees and forty five minutes East twenty chains and seventy four links to the beginning corner containing eighteen acres one quarter and thirteen rods street? measure and is bounded North East by land of said John Le Grange Southeast by land of Daniel Willis, David Milford, John N. Oliver and Parson Woodruff Southwest by land of said Parson Woodruff and Northwest by land of the said Joseph Meeker and the heirs of John De Hart Esquire deceased : which said tract of land the said John Stites bought of George Mitchell and Hannah his wife by Deed of Indenture bearing date the nineteenth day of June in the year of our Lord one thousand seven hundred and ninety five : 

To have and to hold all and singular the above granted and bargained premises with the wood, water, pasture, meadow and all and every the appurtenances, privileges, hereditaments and advantages to the same belonging or in any wise appertaining unto him the said Francis Childs his heirs and assigns to the only proper use benefit and behoof of him the said Francis Childs, his heirs and assigns forever 

And the said John Stites for himself, his heirs, executors, and administrators doth covenant and agree to and with the said Francis Childs, his heirs and assigns, that he the said Francis Childs his heirs and assigns shall, and may at the times hereafter have, hold, use occupy posses and enjoy all and singular the above granted and bargained premises with the appurtenances, without the trouble, hindrance molestation or denial of the said John Stites and Susannah his wife their heirs or assigns or any person claiming by from or under them or either of tem and free and clear and freely and clearly acquitted or otherwise well and sufficiently saved? and kept harmless and indemnified of and from all other and former gifts, grants, bargains, sales, leases, moiety of dowers judgments, executions and incumbrances whatsoever 

And further the said John Stites and his heirs all and singular the above granted premises unto the said Francis Childs his heirs and assigns against all lawful claim and demand of all persons whatsoever shall and well warrant and forever defend 

In testimony whereof the John Stites and Susannah his wife have hereunto set their hands and seals the day and year first above written

Be it remembered that John Stites and Susannah his wife, the within named grantors personally appeared before me William Shute Esquire one of the Judges of the Inferior Court of Common Pleas this thirt… day of October one thousand seven hundred and ninety five And the said John Stites acknowledged and declared that he signed sealed and delivered the within Deed of Indenture as his voluntary act and to and for the uses and purposes therein mentioned And the said Susannah being examined by me apart and separate from her said husband acknowledged and declared that she executed the same freely and voluntarily without the threats or compulsion of her said husband to and for the uses and purposes therein mentioned
