John Stites
and
Randolph Drake 

This Indenture made this second day of May in the year of our Lord one thousand seven hundred and ninety one; between John Stites of the Borough of Elizabeth in New Jersey and Susannah his wife of the one part, and Fitz Randolph Drake late of the County of Middlesex and State of New Jersey of the other part 

Witnesseth that the said John Stites and Susannah his wife, for and in consideration of the sum of two thousand pounds lawful money of the State of New York to them in hand paid by the said Fitz Randolph Drake at and before the ensealing and delivery of these presents the receipt whereof they do hereby acknowledge and thereof and from discharge the said Fitz Randolph Drake his heirs and assigns forever By these presents have given, granted, bargained, sold, alien, release, enfeoff, convey and confirm unto the said Fitz Randolph Drake his heirs and assigns forever 

All that homestead and farm of the late John Stites Esquire deceased, lying in Elizabeth Town, County of Essex and State of New Jersey – Beginning at the East side of a small swamp called the Cranberry Hole, thence running North, twenty one chains, thence West twenty two chains and fifty links, thence North, two chains, thence West forty three chains to the River, thence North eighty degrees East, three chains, thence North twenty eight degrees East seven chains, thence North fifty three degrees west, one chain and fifty links, thence North ten degrees West, one chain and fifty links, thence North seventy six degrees West three chains and fifty links, thence South twenty four degrees West, two chains, thence North sixty degrees West, two chains to a Red Oak Tree on the bank of the River, thence West eleven chains and seventy two links to a White Oak Tree, thence South forty five degrees West, twelve chains and fifty links, thence South forty five degrees East, twenty five chains and fifty links to a Beach Tree by the River, thence down the River Southerly twenty four chains and half a rod to a ditch, thence East eighty two chains to land of Jeremiah Jaggers, thence North six chains and half a rod to Jeremiah Jaggers land and thence West eight chains more or less to the beginning, Containing two hundred and eighty six acres be the same more or less bounded Easterly by land of Jeremiah Jaggers and Raway River, Northerly by land of James Clark, Henry Jeffers, John Sayne and Jeremiah Jaggers and Raway River, Westerly by land of Robert French and James Craig deceased and Southerly by land of John or Caleb Thompson all late of James Craig deceased Together with all and singular the buildings, fences, improvements, privileges, advantages, profits, hereditaments and appurtenances whatsoever to the said homestead and farm belonging or in any ways appertaining And also all the estate, right, title, interest, possession, property claim and demand of them the said John Stites and Susannah his wife of in and to the same, and any part and parcel thereof both in Law and Equity 

To have and to hold all and singular the above granted and bargained premises with the appurtenances unto him the said Fitz Randolph Drake his heirs and assigns to the only proper use benefit and behoof of him the said Fitz Randolph Drake, his heirs and assigns forever 

And the said John Stites for himself, his heirs, executors, and administrators doth covenant and grant to and with the said Fitz Randolph Drake, his heirs and assigns, that he the said John Stites at the time of the sealing and delivery of these presents is the true, sole, and lawful owner of all and singular the above granted and bargained premises and is seized of the same in fee simple, and hath in himself good title, full power and lawful authority, to grant, bargain and convey the same in manner aforesaid, And also that the said John Stites, his heirs, executors and administrators, all and singular the hereby granted and bargained premises with the appurtenances unto him the said Fitz Randolph Drake, his heirs and assigns, against the lawful claim and demand of all and every person and persons, whatever shall and will warrant and forever defend, by these presents 

In witness whereof the parties to these presents have hereunto interchangeably set their hands and seals the day and year first above written

Be it remembered that on the ninth day of May one thousand seven hundred and ninety one, personally appeared before me Isaac Woodruff Esqr., one of the Judges of the Inferior Court of Common Pleas in and for the County of Essex and State of New Jersey John Stites one of the grantors of the written instrument of writing and voluntarily and of his own act and deed acknowledge the due execution of the same And also at the same time Susannah Stites his wife the other grantor of the aid written instrument of writing, being privately examined and acknowledged that she voluntarily and without threat, or compulsion of her husband signed sealed and delivered the said within instrument as her own act and deed
